These Things Guarantee Your Home Will Sell Sooner

You have probably heard by now that the housing market in Bossier and Shreveport is HOT! I know I’ve been shouting it from the rooftops. It is a seller’s market – there are way more buyers looking for a home than the current listing inventory can support, so what do you do to bring those buyers to you door?

To put it simply, your home must be in white-glove shape.  You must make your house stand out from the others out there.  Every other house similar to yours is your competition.  You’ve got to beat out that competition.  Here are a few ways you can do that.

Get a Professional Inspection

This will uncover problems with the systems of the house.  Systems include things such as electrical and plumbing.  Go ahead and take care of whatever the inspection turns up.  The majority of homebuyers today have a professional inspection done prior to purchase, and is the #1 reason buyers walk away. Taking care of the inspection before listing assures buyers that there won’t be any deal killers if they elect to have their own inspection done. Having a termite inspection done, is also a good idea, and will spare the buyer that expense.

If you don’t want to pay someone to stage your home, realize that before you put your house on the market, you must     remove your personality from it.  You must make your home a house again.  In other words, declutter and store away things such as family photos and collections.  You want potential buyers to be able to see themselves and their things living in the house.  The more of you that is there, the less they can see themselves there.  If you have worn carpets or a room painted an unusual color, bite the bullet and replace the carpet and paint with neutral colors.

Price It Right – Right From the Start

I’ve saved the most important thing for last.  While we are receiving multiple offers and back up contracts on some houses these days, if you really want to sell your house, you must price it right.  I can show you houses similar to yours that are on the market and their list prices or what they sold for.  This is a good place to start. Overpricing a house causes it to sit on the market, and people will wonder why.  Not to mention the carrying costs as you wait for it to sell.

This is it in a nutshell, although I require my sellers to do a few other things to make it really easy for potential buyers to feel comfortable viewing your home.  Ah, well.  Another post for another day.
